Many types of manmade and natural material can be used in tiles to create luxury flooring. Every one of these materials has it’s own nuances when it comes to cleaning, sealing and restoring, with many different effects being possible. Common issues when cleaning tiled floors

Each type of floor has its own advantages and vulnerabilities but there are inevitably going to be consequences of the general wear and tear that occurs to any surface. In many cases, dust, dirt and grit has worn away sealant or the smooth finish of a tile floor, leaving minute scratches in the surface. This dulls the finish. Cracks can also occur, especially where tiles have been laid on uneven or unsuitable subfloors.

How we can restore and maintain your tile floors

We will use a process and set of products that will get the best possible results for your situation. It is our years of experience and advanced training that enable us to get you a superior finish for your floor.

First, we will normally remove any existing sealant and get rid of any contaminants. We have a wide range of techniques to do this to ensure that your floor is not damaged by the process. Once the relevant solutions are applied to the floor, they are worked into the surface by using rotary cleaners. The solution is then left to dwell for a short period of time.

Once the dwell time has been achieved, the floor is then washed with our powerful fresh water extractor systems to ensure that all old sealers, dirt and other contaminants are removed from the tile or stone surface. The next stage is normally to enhance the surface that has been revealed. This may include some kind of polishing or buffing, depending on the finish you wish to achieve.

The surface is then washed over a few times to ensure that the floor is completely neutralised and free of any soiling. Once the floor is dry the appropriated sealers are applied, the sealers range from impregnating sealers which will not affect the look of the tile or stone, to matt, satin or high solid gloss finishes. Tile and Stone Medic will give you advice on the most appropriate sealer to use for maximum effect on your tile or stone floor.

Tiled Floor Cleaning

Because all floors require their own individual needs, perhaps different cleaning solutions, strippers and sealers it is impossible to give an average cost. Some areas of floor are very large and again this will have an impact on the costings as they may take longer to restore. Tile & Stone Medic will either arrrange an onsite visit to assess the floor in question, or, if we do not have local cover in that area, we will talk to you in more detail over the phone and perhaps request that you down load some pictures of the floor to us.

Firstly, a floor should always be sealed when it is first laid. Get in touch with us straight away if this hasn’t been carried out already. It will also need periodic sealing in order to protect the floor on an ongoing basis. How often sealing is required depends on a number of factors such as the specific material used for your flooring and the kind of use it has to survive. For example, a bathroom with natural tiles that is frequently exposed to water may require sealing more often than porcelain tiles in a kitchen. Frequent maintenance, such as sweeping and hoovering up the dust and grit that erodes floors when trodden on can help. Once the sealant is worn away, not only will scratches be more likely, the risk of staining or permanent damage from liquids is drastically increased as there is no protective layer to prevent absorption.
