Common issues when cleaning terracotta tile floor

  • Terracotta can quickly begin to show surface marks, particularly where layers of sealant or a polished finish has completely worn down.
  • Scratches and swirling on the surface of the tiles often results from dirt which has been ground in underfoot.
  • Regular dusting and hoover can help prevent this but it will never prevent it entirely. Tiles may appear dull or faded but can generally be restored.
  • Terracotta is highly porous and can even become more porous over time. This means it is essential to protect it with some sort of protective seal.
  • If water is allowed to penetrate the tile it will discolour the surface and leave behind dark marks.
  • Abrasive chemicals like household bathroom and tile cleaners can also damage and mark the tiles, sometimes permanently.
  • Floors made from terracotta tiles are vulnerable to water from below as well as above. Poor quality grouting or a badly installed subfloor will do little to stop water from seeping into the untreated surface on the bottom of the tile.

How we maintain terracotta flooring

Despite its vulnerabilities, terracotta can be restored back to a wonderful appearance by our skilled team. Surface scratches and marks can usually be buffed out using our rotary polishers and buffing solutions. The solutions we use will be heavy duty enough to cut away embedded dust and dirt whilst preserving the attractive surface of the tiles.

We recommend a tough coat of sealer for terracotta in order to get the most value from your clean. If your terracotta is in an area that is particular susceptible to spillages, it is essential. Professional sealer will create a barrier than deflects the effects of dust and dirt as well as spillages. It will eventually wear down over time and this is completely normal. We’d recommend a top up at least once a year depending on the conditions the tiles have to endure.

Issues with the subfloor causing movement of the tiles can be more tricky. In these cases we will need to take an assessment and plan our work from there. Re-grouting to secure tiles is one of our key services and in cases where replacement tiles need to be sourced we are happy to help with this.
