Common issues
Slate doesn’t easily scratch and is water resistant, so it doesn’t generally suffer from the same surface marking as other floor tile choices. It can, however, chip and flake easily. If you’ve noticed small chips on your slate this may not be a major issue. Especially after recently being installed, this is entirely normal and contributes to its unique look. If however the flaking seems excessive and the slate floor has become uncomfortable underfoot its likely in need of restoration.
Some slate floors can appear to become dull as time progresses. Where once the tiles may have gleamed and brightened a room, their reflections can dampen and disappear entirely if the slate isn’t well maintained. This dulling is caused when sealant, especially ‘wet look’ sealer, wears away.
Grout used to hold slate tiling in place can wear over time. Grout is not as water resistant or rugged as slate, so this an area where damage does sometimes become apparent. When customers experience cracked tiles it’s often due to damaged grouting enabling tiles to become loose and vulnerable to impact.

When restoring slate the most common job is simply topping up or completely reapplying the sealant. Particularly when a wet look sealant has been used, a top up can restore an amazing amount of shine back into a once dull slate floor.
